The Hendry County Board of County Commissioners voted to adopt an Impact Fee of $6,714. This new ordinace will go into effect February 10, 2025, burdening landowners and further depressing the market for land and homes.
Urgent Message to Land Owners
Clewiston, FL, November 12, 2024 – Despite public opposition and testimony that the ordinance may be unconstitutional, The Hendry County Board of County Commissioners voted to institute an Impact Fee of $6,714 during a public meeting Tuesday night.
Hendry County’s new impact fees on private landowners and builders will most certainly add strain not only to builders, but also to the landowners who envision selling or building on their properties. Not only does this potentially devalue the properties, it also creates a massive economic hurdle for prospective housing and community development projects that could continually benefit our community.
Affordable housing is more important now than ever. High impact fees will inevitably:
- discourage builders, slowing new development
- further reduce land value in an already slowing market
- increase home prices, creating greater hardship in lender approval for potential home buyers
Studies by the National Association of Home Builders reveal that for every $1,000 increase in the price of a moderately priced new home, almost 153,000 households are priced out of the market nationwide. Here in Hendry County, many of our current and incoming residents simply cannot absorb this kind of cost escalation.
